Nestled between Old Strathcona, Queen Alexandra and Bonnie Doon, Ritchie is a quiet neighbourhood located in central/south Edmonton. It boasts direct access to the Mill Creek Ravine as well as 29 bus stops for residents who use public transportation. Most of the properties in Ritchie are pre and post WWII builds, although infill homes are also quite popular here. There are also many renters who call Ritchie home, as around 50% of the properties in this area are on the rental market. This is likely due to the fact that it is an ideal neighbourhood for students at the University of Alberta in need of affordable housing options. 

 

A big part of Ritchie's charm is the unique mix between old and new properties. While there are certainly a lot of homes that are over half a century old, there are also many new developments. As mentioned previously, property in this neighbourhood is also quite affordable, as the average home is valued just shy of $400,000. This figure is quite quite reasonable considering the neighbourhood's central location and its proximity to the University of Alberta and Whyte Avenue. Condominiums in Ritchie are also quite affordable, as the average unit sells for under $175,000.

 

The breakdown of overall development in Ritchie is extremely diverse, as just over 50% of the real estate in the community is made up of single family homes. There are also a high number of lowrise apartments - just over 30%. There is also a surprising amount of commercial and light industrial zoning which gives Ritchie residents a ton of great entertainment options outside of just Whyte Avenue. For example, the Ritchie Market (est. 2016) located on 76 avenue and 95 street has many dining options such as Transcend Coffee, Acme Meat Market, Biera, and the Blind Enthusiasm Brewing Company - just to name a few! Farrow Sandwich Shop is also just a short walk away. 

For families that have children who attend K-12 schools, Ritchie has both an Elementary and a Junior High School within the borders of the neighbourhood. Mill Creek School is a fantastic elementary school that boasts an International Spanish Academy (K-6) that offers students a full complement of courses taught exclusively in Spanish. For students attending High School, Strathcona Composite High School and Old Strathcona High School are only a 5-10 minute drive away. Of course, the University of Alberta is also a relatively short drive away as well.
