What's your Basement Suited Home worth?

Thinking about selling? Find your home or condo's value in today's market, for free.

Purchasing a home with a secondary or basement suite can provide a huge return on your investment, especially since legal Edmonton basement suites are so  difficult to find. Not only do these properties usually command a significant premium on the final sale price, they are almost always appraised much higher as well.    However, the city has began to crack down on owners renting out homes with a non-conforming basement living area over the past 5-10 years. As such, it is very important to follow the proper guidelines and building codes outlined by a lengthy set of bylaws.. There is always a significant demand for properties that do follow the proper codes and regulations, especially in neighbourhoods where rental properties are highly sought after. In association with Remax Excellence, the Honey Real Estate Team is proud to provide an all-encompassing guide of every legal Edmonton secondary/basement suite currently active on the entire MLS® database. Our team updates this list on a daily basis, so be sure to check back often in order to stay caught up with any new Edmonton basement suite listings. Again, legal Edmonton basement suites are in such high demand that they are often only on the market for a very short period of time. Renting out a secondary suite is often quite straightforward, as the rental market is very over-saturated in communities located near Whyte Avenue, the University of Alberta, or the rapidly expanding arena district/downtown core.

Since we highly value educating members of the Edmonton Real Estate community, here are some of the specific guidelines that all legal basement suites in Edmonton must follow in order for them to meet current bylaw standards :
1.  Proper zoning (areas such as RF1, RF2, RF3, and RSL, for example)
2.  Suite is located within a single detached home
3.  Property doesn't contain other secondary suites
4.  Lot and home size is large enough to contain the suite (lot must be at least 360m2 and the suite must be at least 322.92 ft2)
5.  Secondary suite has a separate entrance/entryway - almost always through the side or rear of the dwelling
6.  Basement ceiling is an appropriate height (at least 195cm or 6'5")
7.. Windows, doorways, and shared/ceiling walls are all up to code
8. Basement must have separate heat control
9. Smoke detectors/alarms are interconnected
